Biography
Ms. Ralston practices transactional real estate law with an emphasis on fast track closings. Clients include office, residential, industrial, retail, and mixed-use private developers; public use developers, including housing authorities and school districts; brokers; multiple and single-site tenants of all sizes; medical office developers, landlords and tenants; private lenders residential, condominium and commercial owners associations; shopping centers; and real estate investors.
She advises clients on transaction structuring, including like-kind tax deferred exchanges, financing, work-out agreements, assemblages, eminent domain, limited liability companies, partnerships, and participation agreements. Pre- and post-acquisition work may include title review, analysis and claims; lease analysis and enforcement; assisting clients with due diligence reviews and acquisition team coordination to extent desired by client; environmental risk analysis; preparation of easement, tenancy in common, and other use agreements; property-related agreements, including property management and construction contracts, cell site leases, restrictive covenants, and owners association documentation; and negotiated dispute resolution. Her goal is to be an invaluable member of each client's real estate team.
